We act as a liaison between property owners and tenants, handling day-to-day operations. Our primary services include marketing vacancies, tenant screening and leasing, rent collection, property maintenance, and financial reporting.

Key Services Offered: 

Marketing & Tenant Screening

JBGmg handles listing the property, conducting background and credit checks, and verifying income to ensure reliable tenants. Leasing Agreements  & Move-Outs: 

We conduct move-in/move-out property inspections, and handle security deposits. Rent Collection through Trust accounts for each property under managemet

JBGMg  will oversee on time rent collection, enforce late fees, and manage the eviction process if necessary.

JBGmg also manages Maintenance & Repairs through our network of approved service providers.  

 JBGmg arranges routine upkeep to properties we manage  and coordinate 24/7 emergency repairs using our  network of licensed contractors. 

Financial & Legal Management: 

JBGmg  will track all income and expenses, pay property-related bills, provide monthly financial statements through a CPA  and ensure compliance with local landlord-tenant laws.

For managing up to 8 units, JBGMG charges a monthly base fee of 8% to 12% of the collected monthly rent

Additional  JBGmg Property Management Services 

Tenant Placement/Leasing Fee: 

50% to 100% of the first month’s rent to cover marketing, showings, and screening.

Lease Renewal Fee: 

Typically $150 to $300 to negotiate and process a lease renewal.

Maintenance Markup: 

2% to 10% added to the actual cost of repairs or contractor invoices, if Supervision is required on site. 

Setup/Onboarding Fee: 

A one-time fee of $350 to set up your Trust Bank Account and  property files.

Property Inspections for 2nd Homes 

We Offer  Goodwill Checks / Home Inspection for Clients who have 2nd Homes

Buying a home is one of the best investments a person can make. 

The 1st Step is to get prequalified   that is unless you are an all cash buyer . There are plenty of lenders who can help you get preapproved for a loan amount. "JB works with several lenders and is happy to refer a lenders to a prospective buyer.

After the offer for a home purchase is agreed on by both the seller and  buyer, the  buyers are  entitled to an inspection period typically  17 days after  Opening Escrow at which time a buyer must conduct all  inspections of the property and review  all  information presented to the the buyer by the Seller on  a SPQ.   A buyer may back out of a purchase  during the Inspection period.  

Once an offered is accepted we will open Escrow.   The Escrow Company Officer will  work closely with the buyer and seller for sellers and buyers  cost  tabulations , request Title,  hold all deposits  and  prepare the  final closing settlement.  Typically  the Buyer and Seller split the Escrow fee 50/50. Escrows typically are 30-45 days.  

Once the Property has closed Escrow the Buyer will receive the keys to the home.
